What the score looks at
- Title and search
- Whether the title names the place, the kind of home and a standout feature, and how long it is.
- Description
- How well it sells the stay and covers check-in, parking and other practical details. The AI read sets this grade.
- Photos
- How many photos your page shows and whether it has a lead photo. We do not look at the pictures themselves, so our photo notes are general advice.
- Amenities
- Which amenities from our list your page names. Hot tubs, pools, views and water access count most.
- Pricing
- Your nightly rate. In Mt. Hood and Gorge towns we compare it with similar homes from our March 2026 market snapshot; Portland listings are not compared yet.
- Reviews
- Your star rating and how many reviews you have.
- Revenue range
- Not a grade. The extra rental revenue a year if the home ran at 55 to 65% occupancy instead of an assumed 45%, with your nightly rate raised to the similar-home average if yours is below it (Mt. Hood and Gorge towns), otherwise by 10%. Our formula, not a promise.
